Passport of Building 21 and other buildings in the Zlín Region

The main motivation of the client for implementing the contract
The Zlín Region manages a large number of buildings across various sites. Most of these buildings lack up-to-date technical and construction documentation. There is no overview of the current technical condition of the buildings or the frequency and extent of defects. This situation led the Zlín Region to order digital twin passports for a total of 35 buildings: 28 school facilities and children’s homes, 3 museum buildings, 1 senior home, 1 emergency medical service building, and 2 buildings owned by the Zlín Region, including the historical Building 21, a landmark of Zlín. The buildings are located in Zlín, Luhačovice, and Uherské Hradiště. Up-to-date technical documentation and digital twin passports will facilitate, reduce costs, and speed up the planning of investments, renovations, and repairs for the client. Additionally, the client will obtain important digital data for implementing a building management system.
Project implementation
The project was divided into several key phases:
- Scanning of the buildings and collection of basic data
- Calculation of point clouds and creation of vectorization bases
- Identification and inventory of available historical documentation
- Creation of simplified construction documentation – digital twin passports
- Field survey to describe and assess the technical condition of building structures and technical equipment
- Creation of building cards and technical reports
- Creation of technical equipment drawings
- Creation of detailed room tables
Handover and verification on the client’s side
The client was provided with outputs that included both digital and printed forms of documentation. Specifically, the delivery included archival materials, drawings, photo documentation, point clouds, and video recordings. Each building is mapped with building cards containing a summary of information about the building – its detailed description, assessment, list of defects, proposed solutions, and estimated costs. The delivery was carried out according to a methodology jointly established with the client to best meet their needs and our capabilities. Thanks to this project, the client will be able to set up effective management of the buildings they own in the future.

Scope of the contract:
A total of 35 buildings, 137 floors and 122,407 m² of floor area were surveyed.
Background / Input data:
Due to the diversity of the contract, various input data were available in different cases. For some buildings, drawing documentation was available and could be used for further processing. In other cases, documentation was missing or outdated and incomplete. In some instances, documents were retrieved from the relevant archives of building authorities.
